Rental Policies

Please Note: When departing, please take out all trash including all food in the cabinets and refrigerator.

Please clean and put away all dishes. The cleaning crew will be there around 9:00 AM.

House Rules

CHECK-IN: 4:00 p.m. Please note the check-in time of 4:00 p.m. may be extended for special cleaning and maintenance. Please note that the minimum check-in age is 25 unless otherwise agreed upon. If you are looking for a student rental property, please call me to discuss options.

We will text you a door code at check-in time.

CHECK-OUT: 9:00 a.m. or earlier.

RESERVATIONS: A prepayment of one half of the rental rate is required to confirm a reservation.

We accept Credit cards, Pay Pal and checks.

BALANCE: The total balance of your charges is due at least 30 days prior to arrival date.

TAXES: Taxes are already included in your total. Also included are linens (sheets and bath towels) and departure cleaning.

DAMAGE DEPOSIT: Guest will be required to pay a $500.00 security damage deposit. This is refundable as long as there is no damage to the property or its contents. No house parties! If you are caught breaking any house rules, laws (state or federal), you will be asked to leave immediately and you will lose your deposits. If there are damages to the property amounting to more than your deposit amount, you will be responsible for the difference. If the repairs keep us from being able to rent the property the following weeks, it will be your responsibility to pay for the loss of rents due to your damages.

CANCELLATION AND TRANSFER POLICY: Confirmed reservations are not transferable. Confirmed

reservations may request a cancellation by written notice. Upon your booking confirmation, the unit is taken off the market to anyone else; therefore, the advance deposit will be refunded only if the unit is re-rented at the full rental amount. If we are successful in re-renting the unit, all refunds are subject to a $100.00 cancellation fee. If you think you may need to cancel, I recommend that you don’t chance it and that you protect your payment by purchasing travel insurance. We do not sell travel insurance, so you will need to purchase that from a third party travel insurance agency within a couple days of the booking.

GROUPS AND HOUSE PARTIES: WARNING-WE RENT TO FAMILIES AND RESPONSIBLE ADULTS

ONLY. We do not rent to house parties. Any violation will result in termination of rental agreement without

refund. You must be 25 years old or older to rent one of our properties. The person renting the property MUST be staying for the full stay. Parents, please don’t book our properties for your children for Spring Break or Senior Week. They will just be sent home without refund.

FIREWORKS: No Fireworks! FYI, FIREWORKS ARE ILLEGAL WITHIN CITY LIMITS.

TV: NO games or movies are to be billed to the owners accounts. You will be responsible for any reimbursement, if so.

OCCUPANCY: No more than the maximum occupancy is allowed per unit. No more than 10 people in 3 bedroom units and no more than 12 people in 4 bedroom units are allowed.

PARKING: Parking is limited to three (3) cars per unit in 3 bedroom units and four (4) cars per unit in 4 bedroom units.If you have any special parking needs (i.e. motorcycles,

trailers, etc.) please contact us, we can help.

LINENS: The linens will be set up in your unit. Please don’t remove any linens from the property. It is your responsibility to take care of the linens. Please do not stain or ruin the linens.

NO SMOKING: Smoking inside the house will result in a loss of damage deposit plus any additional sanitizing fees associated with cleaning and you will be asked to leave immediately. This is a non-smoking property.

DEPARTURE CLEANING: You must take all trash and food and any other debris out of the home that wasn’t there when you checked in. All trash must be put in the trash bins outside. All linens must be left inside the unit. The cleaning crew will wash the linens and clean the unit. Please be kind to the cleaning crews. Don’t leave them a mess. If the unit is left is poor condition you may be subject to paying and addition cleaning fee. Please take care of the linens, towels and bedspreads. If they are damaged or missing, you will be responsible for paying for them.

REFRIGERATORS: Many refrigerators are left open during cleaning. It can take as long as twelve (12) hours before your food will cool and the refrigerator returns to a medium temperature. If you fill it with warm groceries and continually open the refrigerator door, it will take much longer than 12 hours. Please check your refrigerator upon arrival - it should be set at a medium temperature. If the refrigerator is turned to a high setting, the humidity will cause the coils to freeze up, which prevents cool air from reaching the refrigerator compartment while the freezer remains cold. If this should happen, please set the unit to a medium setting and allow time to defrost and stabilize. Don’t keep opening it.

KITCHENS: All kitchens should be fully equipped for daily meals and serving. The following items should be in each unit to accommodate at least the maximum occupancy: coffee maker, toaster, dishes, glasses, flatware, serving dishes, pots and pans, and cooking utensils. Some homes provide additional kitchen items. However, if needed, you may want to consider bringing with you items such as: food processor, extra large or specialty pots and pans, specialty knives and cooking utensils, etc.

SUGGESTED ITEMS YOU MAY WANT TO BRING:

 Special cooking apparatus

 Personal toiletries

 Beach towels and beach items

 Food and condiments

 Paper products (toilet paper, paper towels, etc.)

NOTE: Property items (such as bedspreads, pillows, chairs, pots and pans, dishes, glasses, silverware, etc.) are NOT to be taken out of the property to the beach or any other properties.

LOST and FOUND: We will NOT be responsible for any personal items left in the units. There will be a $35.00 service charge in addition to any and all mailing charges required if you request us to pick up and mail any items left behind.

LOCKED CLOSETS: The owner has their personal items locked in a closet for their convenience. These areas are not included in any rental. Please do NOT attempt to open these locked closets - they are for homeowner use only. If you break into the closet, your guest account will be charged for any repairs as well as any missing items.

Unforeseen events: In the event that rental unit cannot be occupied, we will offer to transfer your reservation to a comparable unit or refund advance prepayment. Every effort will be made to contact customer prior to arrival, however, we will not be responsible if customer cannot be contacted. Tenant agrees to pay any difference in rental amount and not hold owner liable for any, consequential or secondary damages. Tenant shall not be entitled to any refund due to unfavorable weather, maintenance problems, area construction, early departure, or disruption of utility services (including phone and cable). We recommend that you buy travel insurance if you are concerned that you may not be able to make it for your scheduled vacation or may not be able to stay for the whole time. We do not sell travel insurance, however we highly recommend it to people renting during Hurricane Season or during times of bad weather that may prevent you from getting to our rental home. Travel insurance will help protect your investment in this vacation. You will need to contact a travel insurance provider to purchase insurance. We recommend that you purchase a “cancel for any reason” type policy and that you do this within a day of making a reservation, if you choose to purchase insurance. Your reservation with us is non-refundable. So please purchase travel insurance if you think you may need it.

Summer Season: Do not leave the windows or doors open. It causes two major problems:

It causes a moisture/humidity issues inside the unit. It causes your air conditioner and refrigerator to freeze up and quit working. If this happens, it will take about 24 hours before it will begin working again, which means you will not be enjoying a good night’s sleep.

Departure: Wash all dishes and put them away before checking out. If you use the grill, you are responsible for turning the gas off when finished and cleaning the grill after using it.

Furniture: Do not move furniture around. If you do, please put it back where it came from. Please pick it up and don’t slide it across the floors.

Pets: Please don’t ruin it for others. Being pet friendly is rare. So clean up after your pets. Do not bring mean or loud pets. If your pet constantly barks or is a danger to other guests or neighbors and we get complaints, we will have to ask you to remove the pet and have it boarded at a local pet kennel.
